About the role

TooMuchWifi is seeking a skilled and experienced Network Site Acquisition Specialist to oversee the acquisition of new high-site locations for our network expansion. The successful candidate will be responsible for managing the entire site acquisition process, from identifying new locations, negotiating with landlords, managing leases, to handling regulatory approvals. This role requires an in-depth understanding of site acquisition processes, including council applications, environmental impact assessments (EIA), Civil Aviation Authority (CAA) approvals, and coordination of power supply and building plans. The ideal candidate will also collaborate with various departments to ensure smooth and compliant site acquisitions for network growth.

What you will be doing

  • Highsite Acquisition & Management:
  • Identify and assess new high-site locations for network expansion.
  • Lead the negotiation and finalization of lease agreements with landlords.
  • Manage the acquisition process, ensuring timely delivery of sites that meet the network’s requirements.
  • Collaborate with internal teams to ensure the alignment of site acquisitions with network planning and growth strategies.
  • Landlord & Lease Management:
  • Build and maintain strong relationships with property owners and landlords.
  • Manage the negotiation, execution, and renewal of lease agreements for new high-sites.
  • Ensure compliance with lease terms and coordinate lease-related matters such as rent payments and renewals.
  • Council Applications & Regulatory Approvals:
  • Prepare and submit planning applications to local councils for new site locations.
  • Work closely with council authorities to ensure all local zoning and land use regulations are met.
  • Coordinate environmental impact assessments (EIA) and obtain the necessary approvals for each site.
  • Environmental & Civil Aviation Approvals:
  • Manage the process of obtaining EIA approvals for high-site developments to ensure environmental compliance.
  • Coordinate with the Civil Aviation Authority (CAA) to secure approvals related to tower height, signal interference, and aviation safety for sites near airports or flight paths.
  • Building Plans & Land Use Compliance:
  • Review and ensure compliance with local zoning laws and land use regulations for potential site acquisitions.
  • Work with architects and engineers to prepare building plans, ensuring they align with network and regulatory requirements.
  • Oversee the permitting process for construction or modifications to acquired sites.
  • Electricity Supply & Management:
  • Coordinate the power supply requirements for newly acquired high-site locations.
  • Work with utility providers to ensure timely access to electricity for newly acquired sites.
  • Manage ongoing electricity supply issues and coordinate with relevant parties to maintain uninterrupted power.
  • Coordination & Reporting:
  • Act as the main point of contact between internal teams, landlords, and external stakeholders to ensure efficient site acquisition and development.
  • Report on progress, site acquisition status, and any issues to senior management, providing regular updates on key milestones and challenges.
  • Compliance & Documentation:
  • Ensure all acquisition processes comply with local, state, and national regulations, including environmental and aviation standards.
  • Maintain accurate records of all agreements, approvals, and documentation related to site acquisitions.

Minimum requirements (qualifications, skills and experience, other)

  • Bachelor’s degree in Town Planning, Telecommunications, Engineering, or a related field.
  • At least 3 years of experience in site acquisition or a related field, with demonstrated experience in high-site acquisition and management.
  • Relevant industry certifications (e.g., project management, real estate, or planning-related certifications) are a plus.
  • Extensive knowledge of local zoning laws, council regulations, environmental assessments, and aviation regulations.
  • Skills & Competencies:
  • Strong project management and organizational skills, with the ability to manage multiple site acquisition projects simultaneously.
  • Excellent negotiation and communication skills, particularly with landlords, regulatory authorities, and internal teams.
  • Proficiency in understanding building plans, environmental assessments, and power supply management for telecommunications sites.
  • Strong understanding of lease management, environmental impact, and regulatory compliance in telecommunications infrastructure.
  • This role involves regular travel to high-site locations and may require site visits to assess land and building conditions.
  • The role will involve coordination with internal teams, local councils, and regulatory bodies, requiring excellent communication skills and an ability to navigate complex approval processes.
