ROLE DESCRIPTION


As Dash Living continues to redefine the "Living Sector" across Asia-Pacific, we are looking for a high-energy Investment Associate to join our Acquisitions team in JAPAN.


You will be tasked with identifying and executing opportunities that scale our portfolio across diverse markets. You will bridge the gap between institutional capital and operational excellence, ensuring every acquisition aligns with our vision of providing sustainable, tech-enabled managed living solutions.





WHAT YOU'LL DO

  • Feasibility studies of living sector acquisition opportunities such as multi-family residential and hotels across the Japan market.
  • Create and revise financial models for underwriting and asset management purposes
  • Support and liaise with internal and external stakeholders regarding the transaction structures and completion.
  • Follow up and ensure a smooth handover to the property management and operation team during and after transaction completion.
  • Building of case studies for existing assets to support fundraising efforts.


WHAT WE'RE LOOKING FOR

  • 2–3 years in Real Estate Private Equity, Investment Banking, or Real Estate Corporate Finance.
  • Broad exposure to Asia-Pacific real estate markets; experience in "Living Sectors" (Co-living, Multifamily, or Hospitality) is highly preferred.
  • Expert-level financial modeling skills and a deep understanding of deal structuring (legal, tax, and capital stacks).
  • Ability to look beyond the spreadsheet to identify operational efficiencies and value-add opportunities.
  • Japanese language proficiency: JLPT N1 level or equivalent professional fluency.
  • Refined presentation skills; ability to articulate complex investment theses to diverse stakeholders in English (additional languages like Cantonese or Mandarin are a plus).
  • A "self-starter" mentality comfortable in a fast-paced, high-growth HQ environment.
