Hours of work: 40 hours p/w (Mon - Friday, 8:30am - 5pm)


Salary: £40,000.00 - £47,000.00 per annum

Purpose of the job

The Team Leader is responsible for the Overspill Dispersal Accommodation (ODA) and managing the team of Housing Officers responsible for these sites.

 

The Team Leader supports the Strategic Operational Lead for the area, ensuring management oversight of property inspections, incident management, complaints and the safeguarding and welfare checks of Service Users. 

 

Responsible for managing relationships with sub-contractors, the Team Leader ensures that standards are consistently met, policies and procedures are adhered to and Key Performance Indicators are achieved.

 

The Team Leader attends stakeholder meetings for their area, and liaises with the Customer, Regional Safeguarding Officers, Local Authorities, the Police and other Emergency Services. 


Duties and Responsibilities

Procedures

Staff Management

  • Planning and prioritising your diary to ensure monthly one to ones and performance reviews are completed alongside property inspections and audits. Outcomes of these inspections and audit will need to be reported to the Strategic Operational Lead.
  • Managing your own personal time to meet business demands with a team of Housing Officers located and operating across Southwest to ensure the productivity of the team.
  • Offering guidance and support to your team of Housing Officers who maintain the standards of their property portfolio and support the accommodated Service Users.
  • Meeting both your own Key Performance Indicators and actively supporting your team to meet their objectives and meet the requirements of the Home Office contract.
  • Communicating and liaising with stakeholders and local authority staff and sub-contractors, including the Police, NHS, involved charities and Environmental Health.
  • Ensure your team is trained and developed to support the requirements of the contract and to support the successful completion of their role
  • Planning and managing personal business objectives in line with the Statement of Requirements (SOR) set out in the Home Office contract
  • Pursuing personal development of skills and knowledge necessary for the effective performance of the role.
  • Deputising for Strategic Operational Lead at meetings when required.
  • Ensure that complaints are responded to on time.
  • Work closely with the Property team with regards to procuring new properties for the area.
  • Ensure that property defects are reported and rectified in line with the contract.


Supporting the Service User (SU)

  • Manage a caseload of Service Users and properties.
  • Ensure that Housing Officers attend dispersals and facilitate inductions for Service Users, in line with the contract.
  • Conduct monthly visits to a select number of properties and report any concerns.
  • Manage and oversee overstayers and refusals to leave properties.
  • Ensure that health and safety requirements are adhered to.


Managing a property portfolio

  • Ensure that the Housing Officers and appropriately maintaining properties, through inspections.
  • Make recommendations to the Property and Allocations Team, regarding any relocations of Service Users and termination of properties to provide more efficient use of portfolio/void management.
  • Ensure terminated properties are effectively prepared for hand back to the Landlord as and when required.
  • Ensure the properties are maintained according to Health and Safety guidelines and company procedures.
  • Ensure stores are maintained in line with purchasing procedure.

 

Connect and Collaborate

  • Ensure that you have regular contact with your line manager and team members, attending the Daily Operations Meeting for the Southwest and Wales.
  • Collaborate with others and attend meetings as required.
  • Support team members and provide on-the-job training as and when required.
  • Provide cover for the other Southwest Team Leader, as and when required.

  • Ensure all records are maintained and kept up to date according to company policies and procedures.
